When you are visiting houses when you are looking to buy it is easy to fall in love with a place. Real estate agents are very good at staging a house so it feels like home as soon as you walk in.
All of the little cosmetic things that might not look great are covered up, the house is painted and looking new and you are guided towards all of the positive selling points while issues are ignored. This is all very normal. However, it is up to you to do your due diligence to make sure that the house is everything it seems to be and you aren’t buying a money pit with loads of things to fix.
You expect to have to do some upgrades, but certain things can cost a lot more than you anticipate. In this article, I will go over several of the things to look out for to avoid buying the wrong home.
1 – Heating and cooling
A major selling point on many homes is when they have home HVAC systems that heat and cool centrally. People want a no fuss system that is efficient and effective so this is usually a great selling point.
It’s a double edged sword, however. If the unit is outdated or not working properly then it can end up costing a lot of money to repair or replace. Not to mention that an outdated system that does work is going to be costly to operate since it doesn’t adhere to modern requirements.

2 – Foundation problems
There’s not much a fresh coat of paint can’t cover up and even a foundation issue is one. You need to take a closer inspection to be sure that the foundation doesn’t have any issues. Common issues are cracks that either compromise the integrity of the entire structure of the house or can at least let moisture in which causes problems.
You could have mold problems that work their way into the walls of the house which will be very difficult to get rid of or invite pests that cause damage. If the fracture is more serious, you could see your house needing a major overhaul of the foundation to keep it from literally falling over.
3 – Flood zone
Many communities have been updating their flood zones over the last few years. You’ll be surprised which areas end up considered a flood risk, which will hurt your chances of getting an insurance policy that covers damage from flooding. Make sure to double check how accurate the flood zone map is for the area where your house is located.
4 – Subsiding
If your house is situated on land that is not flat, then the ground can move over time. This is called subsiding and it can damage your house foundation if it is particularly strong.
Look at any fences or walls around the yard and if they are bowed then this could be a sign that the ground is moving.
